For Florida commercial & multifamily owners

The listingexpired.The billsdidn't.

Insurance renewals, tax bills and loan dates keep coming whether the property sells or not. We help owners work out the next move, then introduce them to a licensed pro who knows their property type, without the pile of calls.

The day after it expires

The phone lights up. Nobody asks what you actually need.

The minute a listing comes off the market, the calls start, usually the same pitch from people who have never seen the property. Meanwhile the real questions go unanswered: hold or sell, lease it up first, what the loan date means, and what the next insurance renewal will do to the numbers.

We do it the other way around: one message, one point of contact, and questions about your situation before anyone pitches anything.

What owners tell us

It's rarely just "the listing didn't sell."

01
Carrying costs

Every month it sits, it costs more to hold.

Insurance renewals have been brutal in Florida, and taxes and maintenance don't wait for a closing. For a lot of owners the question stopped being "what will it sell for?" and became "how long can I carry it?"

The market moved

Buyers are underwriting today's numbers.

New apartment supply pushed Tampa vacancy to a record and rents dipped. Industrial sale prices per square foot fell from Q1 to Q2 2026 while rents held. When a listing is built on last cycle's math, the offers never line up.

The loan clock

A maturity date doesn't care that it didn't sell.

Plenty of loans written at low rates are coming due, and refinancing at today's rates can mean bringing cash to the table. That puts a deadline on a decision that used to be open-ended.

The tax question mark

The property tax rules may be changing.

The amendment on Florida's November 2026 ballot would raise the homestead exemption, but commercial property and apartments get no comparable exemption. It would also tighten the non-homestead assessment cap, and that cap resets when a property sells. Owners want to know what it means for them.

Fatigue

Some owners are simply done.

Tenants, repairs, showings that went nowhere, a broker who went quiet. Being tired is a real reason too, and it's a fine place to start a conversation.

What a licensed pro can walk you through

More than two choices: relist or give up.

A

Relist, done differently

Different buyer pool, different marketing, different representation.

B

Quiet, off-market sale

Reach serious buyers without putting the property back on the open market.

C

Lease up, then decide

Improve occupancy first, then revisit a sale on stronger numbers.

D

Creative terms

Seller financing, assumable debt or other structures a buyer may need.

E

1031 exchange

Trade into something easier to own, with tax advice from your CPA.

F

Hold and revisit

Sometimes the right answer is "not yet." We'll check back when you say.

Options are general information, not advice. Licensed real estate, legal and tax professionals provide anything specific to your property.
